Create & Publish Detail Brochure (Auction Properties):

  • We create and publish a detailed brochure after the completion of the due diligence.  The detail brochure will include the terms and conditions of the auction and all pertinent facts & information. This detailed brochure allows the buyer, their attorney, and lender to review the necessary information prior to the auction to answer all questions. The detailed brochure is incorporated and made a part of the real estate contract. Every bidder agrees that they have reviewed the detail brochure and agree to the terms and conditions of the auction.
  • Include terms & conditions & parcel descriptions in color brochure except pictures. The following is added: FSA bases, R/E taxes, soils maps; title insurance; purchase contract; property disclosure forms well logs, Irrigationi well permits & information; CRP contracts & status reviews; bidder card, anything pertinent to the property. i.e. FSA base, soils, taxes, well permits, title commitment, title exceptions, and real estate contract. 
  • Draw borders/lines on parcel maps.
  • Finalize detail brochure & print for buyers meeting & to send out.
  • Make changes after buyers meeting and revise detail brochure.
  • Print and send out revised detail brochures to inquiries and buyer information meeting attendees.
  • Post digital initial and revised detail brochure on website.
  • Send initial and revised detail brochure to seller.
  • Mail first part (property info) of initial or revised detail brochure to auctioneer.

Work with Titlei Co., FSA, county, etc. - We will assist the seller in working with the title company, FSA office, etc., to fully understand the property.

Address Issues and Questions Prior to Auction or sale of the property - If, during the due diligence period, there are issues and/or questions which need to be addressed, we will work with seller, their attorney or CPA prior to the auction.
