The Soleim/Siewert property includes 140.4 +/- acres of dryland with 19.6 +/- of grass & roads for sale. Upon reimbursement to tenant for 3 herbicide applications, Buyer(s) would receive possession after auction to plant fall crops (See Detail Brochure for terms & reimbursement). Level to rolling terrain with Class II, III, & IV soils. Seller to convey owned mineral rights. The EYESTONE CRP is 160.0 +/- acres of Colorado CRP for sale located north of Yuma and south of Clarkville, Colorado. The Eyestone property includes 134.7 +/- acres of CRP with 25.3 +/- acres of grass & roads for sale. The Buyer(s) will have possession upon closing. CRP contract expires 9/30/2022. Buyer to receive the October 2015 CRP annual payment of $5,012 @ $37.21/acre. Primarily Class III w/areas of Class IV soils. Seller to reserve owned mineral rights.

FSA base acres and yields to pass with the Parcel as designated within the detail brochure. Buyer(s) and Seller, at closing, to sign a memorandum of understanding stating the base acres and yields as designated within the detail brochure.
REAL ESTATE TAXES: 2015 real estate taxes due in 2016, to be paid by Seller. 2016 real estate taxes due in 2017, and thereafter to be paid by Buyer(s).
MINERALS: Seller to convey all OWNED mineral rights to Buyer(s).

EYESTONE 160 ACRES CRP
CRP CONTRACT: Seller to convey all right, title, and interest to the existing CRP contract to the Buyer(s) as successor in interest.  Seller to convey 100% of the October 2015 CRP payment to Buyer(s). Buyer(s) assumes responsibility of the maintenance of the CRP acres, the obligations of the CRP contract, and agrees to enter into new CRP contract within 60 days after the closing. Buyer(s) assumes responsibility of the costs and penalties if Buyer(s) chooses to terminate the existing contract.
